Jeff Greenwalt brings over 35 years of real estate construction and development experience to Sansone Group. Jeff has developed over 25 million square feet of warehouse/distribution, manufacturing, retail, office and assisted living facilities throughout 25 states. Additionally, Jeff has worked for major clients throughout the country, developing projects totaling in excess of $1.5 billion.

Jeff joined Sansone Group in 2019 and currently leads the Industrial Development Division.

Contract Management and Due Diligence

Sharon Litteken
Kimberly Vaughn

Ms. Litteken and Ms. Vaughn perform contract management, due diligence operations and closing on purchase, financing and ownership entity documentation within Sansone Group. With over 60 combined years of experience in various roles within our company, there is seldom an area that they have not been involved with for an acquisition/development deal. Ms. Litteken oversees the due diligence phase, closing on acquisition and financing and construction coordination for development deals. She possesses an intricate expertise and knowledge of property operations and real estate that are key in evaluating properties for purchase and development. Ms Vaughn is currently responsible for contract management, due diligence and ownership entity documentation for closings. She is meticulous in her contract review process to assure key dates are not missed and buyer is protected. Upon completion of a development Ms.Litteken and Ms.Vaughn transition the property to Sansone Group’s asset management group with complete detailed files and history for a seamless transition. They remain involved in the overview of the property performance and once it is time to sell they coordinate the sale of the property. Together, they bring a wealth of knowledge regarding the purchase and sale of properties.

Jake Corrigan, SIOR

Vince Bajardi and Jake Corrigan bring over 30 years of experience and knowledge in industrial real estate to every industrial development project. They are involved in each project from site selection through acquisition, leasing, and disposition on a national level. Their experience in over $800 million in brokerage transactions gives them the insight into what local market factors are required to successfully develop an industrial asset, the design characteristics necessary to attract tenants, and the underwriting to ensure it succeeds.

Samantha Gauch

Regional Director, Commercial Property Management - Southeast

With over 12 years of experience in Real Estate, ranging from residential and commercial management to acquisitions, development and construction, Samantha brings a fresh perspective founded from institutional experiences.

As a Regional Director, Samantha is responsible for overseeing a mixed portfolio of assets. Among her portfolio she is directly responsible for the Asset Management of 245 Couchville, a 709,651 SF industrial building located outside of the Nashville, Tennessee area and a 424,849 SF industrial building located northwest or downtown Indianapolis, Indiana. She has been directly involved in the selecting local brokerage teams and participating in weekly leasing calls and developing targeted leasing strategies. In addition to contributing to the improved occupancy of both properties she has developed plans, engaged engineers and contractors and oversaw Tenant and Landlord construction for both buildings (inclusive of, slab sealing, speculative suites, office suites, LED initiatives, and re-demising suites).

Construction Management

Due to our tenure in the market, we have cultivated partnerships with the best contractors in their respective industries. These relationships give us a competitive edge with pricing while maintaining unparalleled service. Our team of seasoned Directors and Property Managers have experience in managing Landlord and Tenant Improvements from their inception. We regularly review plans, engage engineers and contractors and manage the progress of improvements ranging from Capital to Tenant build outs.


Sansone Group has an accounting department fully devoted to commercial accounting. Our team is comprised of Property Accountants, a Receivable Manager, Accounts Payable staff, a Staff Accountant and a Controller overseeing the department. We have the ability to tailor our accounting services to each individual client’s needs. All members are experienced in using SAGE, Kardin, Yardi and MRI software. Our accounting procedures have been developed over 60 years, providing a rich history that surpasses our institutional competitors. We specialize in budgeting, cash management, 1099s, billings and receivables, real estate tax, mortgages and reserves.

The average tenure of our team is 15 years.


Property Directors and Managers are directly involved in leasing initiatives of our assets. From selection of the property brokerage teams to reoccurring leasing calls, prospective site visits, we are devoted to ensuring each asset exceeds our clients return on their investment. Our team assists with lease negotiations (LOI, PSA, and Lease reviews) to insure that all agreements are inline with Lender and Insurance requirements. We help develop Marketing materials with the Leasing teams to ensure the proper messages are broadcasted to the market.
