Maximizing Asset Performance: How Asset Management Drives Long-Term Value

By: Glenn Flavin— Senior Asset Manager | Development

Real estate is more than a physical asset. It is a financial investment that requires strategic oversight, consistent attention, and a clear understanding of market conditions to reach its full potential. At Sansone Group, we believe that effective asset management is central to improving property performance and protecting long-term value.

Asset management is not just about maintaining buildings or handling leases. It’s a strategic process that connects daily decisions to long-term investment goals. That means paying close attention to a property’s financial performance, staying ahead of market shifts, and managing tenant relationships with purpose. It also involves knowing when and how to reinvest in the property to strengthen its position and potential. At its core, asset management is about helping real estate perform better—not just in the moment, but over time.

Why Performance Matters

In today’s competitive real estate landscape, property owners need experienced partners who can help increase net operating income, reduce costs, and make informed decisions about where and when to invest in their assets. Strong asset management allows properties to stay relevant in the market and perform well through different market cycles.

It also plays a key role in recognizing when to invest in improvements, adjust leasing strategies, or reposition an asset to better meet tenant and market demands. These actions can have a direct impact on long-term profitability and overall asset value.

Sansone Group brings extensive experience to every asset we manage. With 54 properties totaling approximately 6.1 million square feet of commercial space and 3,400 residential units under management and a team of over 190 real estate professionals, we offer the resources and perspective needed to support a wide range of property types.

How We Approach Asset Management

Our Asset Management Services Division focuses on aligning asset performance with ownership objectives. We provide financial analysis and reporting that supports clear decision-making and long-term planning. We lead asset-level strategy, including tenant mix optimization, capital improvements, refinancing, and leasing execution.

Sansone Group completes more than 5.2 million square feet in average annual brokerage transactions. This level of activity reflects our continued involvement in active leasing, repositioning, and value optimization across our managed assets.

We also guide clients through sustainability initiatives, ESG considerations, and risk planning, all while keeping investor communication clear and consistent. Whether we’re preparing a hold/sell analysis or managing a complex draw schedule, our goal is to protect capital and create opportunity.

From acquisition to disposition, our team manages every phase of an asset’s lifecycle. This includes draw and loan management services that ensure financial controls are in place and capital is used efficiently. Our asset managers also collaborate closely with in-house leasing, property management, development, and accounting teams to ensure that each strategy is integrated and responsive. This kind of coordination helps us deliver thoughtful, timely decisions that support the ongoing success of the property and the long-term goals of ownership.

A Record of Delivering Results

Sansone Group has developed more than 50 million square feet of commercial real estate across industrial, retail, office, healthcare, and multi-family sectors. We currently have $1.3 billion in market value under construction and an active development pipeline of more than 56 million square feet, representing over $8.5 billion in future projects.

This activity reflects our ability to manage complexity and deliver consistent results in real estate investments across markets and asset classes.

Real estate is constantly evolving. Market conditions shift, tenant needs change, and ownership strategies adapt. That’s why thoughtful, proactive asset management is essential. At Sansone Group, we focus on making sure every decision supports long-term asset health, financial performance, and strategic flexibility.

If you’re looking to improve the performance of your real estate investments, we’re here to help.
