Sansone Group Launches Phase Two of Austin Hills Commerce Center

St. Louis, MO – [March 17, 2026] – Sansone Group in partnership with Principal Asset Management, is pleased to announce the launch of Phase Two of the Austin Hills Commerce Center, advancing the firm’s long-term industrial development strategy in Central Texas. This next phase builds on the success of Phase One and underscores Sansone Group’s ongoing commitment to delivering best-in-class industrial facilities in one of the nation’s fastest-growing logistics markets.

This multi-phase development spans approximately 134 acres and has capacity for over 1.35 million square feet of industrial space. Strategically located just off Highway 130, the site is only 11 miles from downtown Austin and just five minutes from Tesla’s 2,500-acre campus and 10M square foot Gigafactory. The location offers exceptional accessibility and long-term potential for growth.

Phase Two will include one Class A industrial building totaling approximately 682,000 square feet, the largest spec building in Central Texas. Designed to meet demand from large-format users, this next phase targets a segment of the market with limited available supply.

“We continue to believe in the strength and trajectory of the Central Texas industrial market,” said Peter Crane, Regional Director | Development Partner – Southeast at Sansone Group. “Phase Two allows us to meet the sustained demand from large-format users while maintaining the design and construction excellence that defined Phase One.”

Sansone Group and Principal Asset Management also collaborated on Phase One. The firm has retained Stream Realty Partners to lead leasing and marketing efforts. Stream has already initiated a focused outreach campaign targeting large-scale tenants with Sam Owen and Luke Watson leading marketing efforts.

“Austin’s industrial sector continues to thrive, fueled by population growth, infrastructure investment, and demand for modern distribution and light manufacturing space,” said Nick Sansone, Principal at Sansone Group. “Our investment in Phase Two reflects our long-term confidence in the region and our commitment to deliver quality space where it’s needed most.”

Construction is scheduled to begin in March 2026. Burton Construction, which played a key role in Phase One, will return as general contractor, bringing valuable experience and continuity to the next stage of the project.

Phase Two is well-positioned to attract major occupiers and contribute meaningfully to the region’s continued economic development.
