Sansone Group Secures 26.5 Acres for Build-to-Suit Palmer Logistics Facility in Midlothian, TX

St. Louis, MO-[August 4, 2025] – Sansone Group is pleased to announce a new build-to-suit (BTS) project forPalmer Logistics in Midlothian, Texas, part of the Dallas MSA. The facility will span 269,700 square feet on 26.5 acres and will be fully leased to Palmer for hazardous material storage and distribution. Construction will begin the first week of August 2025. Palmer plans to take occupancy in July of 2026.

Palmer Logistics is a fourth-generation, Houston-based third-party logistics (3PL) provider operating 13 facilities across Texas. This is Sansone Group’s first transaction with Palmer, sourced through its partnership with the International Warehouse Logistics Association (IWLA). Pete Quinn, National Director of Industrial Business Development at Sansone Group, has served on the IWLA Board and developed long-standing relationships with industry leaders, including Palmer Logistics President, Brett Mears.

”ThisBTS project represents the inaugural deal in a programmatic funding initiative designed by Sansone Group for3PL operators within the IWLA network, paving the way for future opportunities.

The facility will be a hazmat-rated, purpose-built space designed to meet Palmer’s operational needs. It will be a full-building lease, strategically sized within the 250,000 to 300,000 square foot range, where market demand is strong and supply is limited. Construction will begin the first week of August. Palmer plans to take occupancy in July of 2026.
